Hotel Owner’s Representative / Hospitality Asset Manager
Reports to: Hotel Owner and Executive Board
Our client is a diversified Thai investment group with hotel assets operated by an international hotel management company. The group is seeking an experienced hospitality professional to represent the owner in overseeing the overall performance of hotel properties.
The Hotel Owner’s Representative will act on behalf of the owner in monitoring and improving the overall business performance of the hotel portfolio.
The position will oversee the hotels from an ownership perspective, covering financial performance, hotel operations, sales and marketing, revenue management, cost control, guest satisfaction, CAPEX and asset improvement.
The successful candidate will work closely with the hotel management company, General Managers and property leadership teams to review performance, challenge assumptions, follow up on agreed action plans and ensure that each hotel operates in line with the owner’s business objectives.
This is not a single-function Revenue, Sales, Finance or Operations role. The position requires a mature hotel professional who understands the complete hotel business and can provide independent, practical recommendations to the owner and Executive Board.
Act as the principal coordination point between the hotel owner, Executive Board, hotel management company, General Managers and relevant stakeholders.
Represent the owner in regular business reviews, performance meetings and strategic discussions with the hotel operator.
Review and challenge hotel performance, business assumptions, forecasts and management recommendations where appropriate.
Ensure that owner priorities and approved business objectives are clearly communicated to the hotel management teams.
Follow up on agreed action plans, deadlines and performance improvement initiatives across both hotel properties.
Escalate significant business risks, underperformance, operational concerns and unresolved issues to the owner and Executive Board.
Maintain a professional and constructive relationship with the hotel operator while protecting the owner’s commercial and financial interests.
Review monthly P&L statements, management reports, budgets, forecasts, cash flow, operating expenses and financial performance.
Monitor key performance indicators, including occupancy, ADR, RevPAR, total revenue, GOP, GOP margin, EBITDA, departmental profit and expense ratios.
Analyze actual performance against budget, forecast, prior year and competitive market benchmarks.
Identify financial risks, performance gaps and profitability improvement opportunities.
Work with hotel management to develop practical corrective actions covering revenue growth, productivity, cost control and operational efficiency.
Review annual business plans and budgets before submission for owner approval.
Provide the owner and Executive Board with clear analysis of financial results, key variances, risks and recommended actions.
Review the hotels’ revenue management, pricing, promotion, market segmentation and distribution strategies.
Evaluate the effectiveness of domestic and international sales activities across leisure, family, corporate, seminar, MICE, wholesale and online markets.
Review performance across direct booking channels, OTAs, travel partners, corporate accounts and other distribution channels.
Monitor market trends, competitor performance, customer behavior and source-market opportunities.
Challenge and follow up on Sales, Marketing and Revenue Management action plans to ensure alignment with owner targets.
Review digital marketing performance, including social media, online advertising, website conversion, CRM, direct booking and OTA content.
Recommend practical actions to improve occupancy, ADR, RevPAR, market share and revenue quality.
Monitor the overall operational performance of Rooms, Front Office, Housekeeping, F&B, Finance, HR, Engineering, Sales and Marketing.
Review guest satisfaction scores, online reviews, service quality, complaints and recurring operational issues.
Follow up with hotel management on service recovery and guest experience improvement plans.
Monitor manpower productivity, operating standards, compliance and departmental efficiency.
Conduct periodic property inspections and business reviews to evaluate service standards, asset condition and operational effectiveness.
Ensure that operational priorities are aligned with the approved budget, brand standards and owner expectations.
Review CAPEX proposals, renovation plans, maintenance requirements and hotel asset improvement projects.
Evaluate the business justification, operational impact, budget and expected return of proposed investments.
Monitor approved CAPEX projects, timelines, budgets and implementation progress.
Coordinate with hotel management, consultants, suppliers and contractors where required.
Identify opportunities to improve the long-term value, competitiveness and physical condition of the hotel assets.
Prepare concise monthly hotel performance summaries for the owner and Executive Board.
Present key financial results, commercial performance, operational concerns, risks and recommended actions.
Translate detailed hotel reports into clear management insights and decision points.
Maintain accurate meeting notes, action plans, responsible parties and completion deadlines.
Provide timely updates on urgent issues and ensure transparency between the owner and hotel operator.
Bachelor’s degree in Hotel Management, Hospitality Management, Business Administration, Finance, Accounting, Real Estate or a related field.
Minimum 10 years of progressive experience in hotel management, hotel operations, hospitality asset management or owner representation.

Stayora Hospitality is looking for a hands-on Cluster Hotel Manager to oversee the daily operations of four hotels in Phuket: two properties in Karon and two in Chalong, with a combined inventory of approximately 200 rooms. The manager will ensure that all properties, teams and technical systems are ready for the high season and operate consistently throughout the year.
All four hotels are established operating properties that have been running for several years. They are already staffed and do not require a relaunch or the creation of operations from scratch. Existing department heads include a Head of Technicians, a Head of Housekeeping and a Head Chef responsible for coordinating all kitchen operations. The Cluster Hotel Manager will lead and coordinate these managers, set priorities and hold them accountable for results.
This is an operational role. Revenue management, marketing, accounting and primary hotel sales are handled separately.
• Manage the daily operations of all four Stayora hotels and maintain consistent service standards across the portfolio.
• Lead and coordinate the existing department heads, including the Head of Technicians, Head of Housekeeping and Head Chef, ensuring clear priorities, accountability and cooperation between departments.
• Coordinate front office, housekeeping, maintenance, kitchen and other operational teams through the relevant department heads.
• Maintain approved staffing levels and arrange replacement recruitment, onboarding or training when required; oversee work schedules, discipline and productivity.
• Prepare all properties for the high season, including room inspections, preventive maintenance and minor cosmetic repairs.
• Prepare repair and maintenance plans, obtain quotations, coordinate contractors and verify the quality and completion of work.
• Set priorities for the Head of Technicians and monitor the condition of rooms, public areas, equipment and building systems.
• Coordinate with the Head Chef on kitchen staffing, hygiene, food quality, purchasing needs and smooth daily kitchen operations.
• Implement and monitor operating standards, checklists and regular property inspections.
• Handle guest complaints, investigate recurring issues and ensure timely corrective action.

Hotel Operations Management
Oversee and manage the day-to-day operations of the hotel to ensure smooth and efficient service delivery.
Monitor the readiness and cleanliness of guest rooms, public areas, facilities, and service areas.
Coordinate with all operational departments to ensure seamless guest service and operational flow.
Plan and monitor manpower allocation to match occupancy levels, business volume, and operational needs.

Guest Experience & Service Quality
Ensure that all guest services are delivered in accordance with hotel standards and brand expectations.
Handle guest complaints, service issues, and special requests in a professional and timely manner.
Monitor guest feedback, online reviews, and satisfaction scores to identify areas for improvement.
Promote a service culture focused on attentiveness, responsiveness, and professionalism.
Work with department heads to improve service quality and enhance the overall guest experience.
Support initiatives to increase guest satisfaction, repeat business, and positive customer reviews.
Team Management & People Development
Lead, supervise, and support operational teams across hotel functions.
Set clear expectations, performance standards, and operational goals for department heads and team members.
Work closely with Human Resources on manpower planning, recruitment, onboarding, training, and employee development.
Coach and guide team members to improve performance, service mindset, and operational discipline.
Promote teamwork, accountability, grooming standards, and professional conduct among employees.
Support performance evaluation and development planning for operational staff.
Cost Control & Operational Efficiency
Monitor and control operating expenses to ensure alignment with approved budgets.
Review the use of supplies, equipment, utilities, and other operational resources to ensure efficiency.
Analyze operational costs and recommend improvement actions to reduce waste and optimize resources.
Monitor inventory, stock control, and requisition processes across departments.
Support process improvement, productivity enhancement, and operational efficiency initiatives.
Ensure cost control measures do not negatively affect service quality or guest experience.
Policy, Standards & Compliance
Ensure all hotel operations comply with company policies, hotel standards, and applicable laws and regulations.
Monitor hygiene, safety, security, and emergency procedures across the property.
Ensure compliance with fire safety, occupational safety, sanitation, and risk management requirements.
Support internal and external audits related to service quality, safety, and operational compliance.
Prepare operational reports, issue summaries, and improvement recommendations for management review.
Business Performance Support
Support hotel business goals related to revenue, occupancy, profitability, and guest satisfaction.
Work closely with Sales, Marketing, and Revenue teams to support business opportunities and guest requirements.
Monitor key hotel performance indicators such as Occupancy, ADR, RevPAR, guest feedback, and operating cost.
Recommend service improvements, operational initiatives, or revenue-supporting activities.
Support hotel pre-opening, renovation, business improvement, or special projects as assigned.
Bachelor’s degree or higher in Hotel Management, Hospitality Management, Business Administration, or related fields.
Minimum 5-7 years of experience in hotel operations or hospitality business.
Strong understanding of Front Office, Housekeeping, Food & Beverage, Engineering, Security, and overall hotel operations.
Good leadership, people management, problem-solving, and decision-making skills.
Ability to manage budgets, operating costs, manpower planning, and operational KPIs.

QUALIFICATIONS & REQUIREMENTS
Education & Experience
